What Is Crack Sealing?

Cleaning & Filling Cracks With Hot Rubberized Sealant

Crack sealing is the process of cleaning out cracks in asphalt and filling them with a hot rubberized sealant. As the sealant cools, it bonds to the sides of the crack and stays flexible enough to expand and contract with Tennessee's seasonal temperature swings. That flexibility is what makes it effective: instead of a rigid patch that cracks again under pressure, the sealant moves with the pavement and keeps doing its job for years.

The real value of crack sealing isn't just cosmetic. Every crack in a parking lot is an entry point for water. Once water gets under the asphalt, it weakens the compacted base layer that the entire surface depends on for strength. That weakened base is where potholes, alligator cracking, and full-depth failures start. Sealing cracks while they're still small is one of the most affordable ways a property owner can protect a much larger investment — the pavement itself.

When Should Cracks Be Repaired?

The best time to seal a crack is while it's still small — ideally hairline to a quarter-inch wide. Once cracks widen, branch out, or start connecting into a web pattern (often called alligator cracking), sealing alone is no longer enough and the area may need patching or full-depth repair instead. We recommend having your lot inspected at least once a year, with particular attention after winter, when freeze-thaw cycles do the most damage to existing cracks.

Spring and fall are typically the best seasons for crack sealing in East Tennessee. Temperatures are moderate enough for the sealant to cure properly, and sealing before summer's heavy rain or winter's freeze-thaw cycles gives your pavement the best possible protection during the seasons that do the most damage.

Does Crack Sealing Prevent Potholes?

Yes — and this is the question we hear most often. The vast majority of potholes don't appear out of nowhere; they start as a crack that let water into the base, followed by a freeze cycle that expands that water and breaks the surrounding asphalt apart. Sealing cracks before winter removes the mechanism that creates most potholes in the first place. It's a small, inexpensive step that prevents a much larger and more expensive repair down the road.

Crack sealing and sealcoating solve two different problems, and most parking lots benefit from both. Crack sealing targets specific cracks and stops water from getting into the base. Sealcoating protects the entire surface from UV rays, oxidation, oil, and everyday traffic wear. We always recommend sealing cracks first, then applying sealcoat over the top — that order keeps water out before the protective topcoat goes down, and gives you the best combined protection and longest-lasting results.
